I believe that with goals it's important to remember that the process of striving for a certain goal is the most important part, not the acquisition of the goal itself although that is the end desire. &lt;br /&gt;&lt;br /&gt;Don't be hard on yourself this coming year, take everything in stride, one day at a time and when the going gets tough, it's ok to sit down for a bit, consider the options, - then ask for help and we will make it through together.&lt;br /&gt;&lt;br /&gt;The important thing is that you learn to end those tears with a smile or a laugh at how silly you feel for taking life so seriously....remember, as Elbert Hubbard once said "Don't take life too seriously. You'll never make it out alive anyway." &lt;br /&gt;&lt;br /&gt;That message is not to be taken in a finalist and dark viewed way, it should be more of the spark of fire that sits within you when you are wondering whether to begin that new project, talk to that beautiful girl or guy or do that wild and crazy thing that you always wondered about but were too afraid to try. &lt;br /&gt;&lt;br /&gt;Life is about risk and adventure and stepping outside your house or apartment or whereever you live and looking out at the world and taking that deep breath....and rather than being overwhelmed by it, embrace it. &lt;br /&gt;&lt;br /&gt;Life is 1% what happens to you and 99% how you react to it. &lt;br /&gt;&lt;br /&gt;Having seen the movie I Am Legend recently got my gears turning, no so much about the movie content but the title of the movie and how it relates to the character. A single man surviving in an environment that he called home and then one day turned upside down on it's head and he makes the decision....to keep pushing onward, to find a cure, to save himself and others. I think the important thing about the character and the title is how the main character amplified the title's meaning. For yourself, in your reality, become a legend. &lt;br /&gt;&lt;br /&gt;Become that thing that is remembered by friends, foes, old and young for what special purpose has come to be placed in you and using you as a conduit for it's expression in this world. &lt;br /&gt;&lt;br /&gt;In summary, I guess I'm trying to put out a little of the input I need to be taking. This year, I have new horizons to travel, new things to try, new people to meet, new ideas to let bloom and all at one day at a time. But taking everything down, packing it away, and finding a place to put it is enough to put the bah-humbug in anyone. To save your sanity when it comes to storage, try a few of these ideas: &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;First, plan your packing. Are you hurting for storage space?&lt;/strong&gt; If so, eyeball all the decorations you have (tree ornaments and otherwise) to get a sense of how much you need to contend with -- and to make mental notes of sizes and shapes. Creative packing (rolling up knit stockings to stick into a box's nooks and crannies) will help you save space. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Pack to avoid breakage.&lt;/strong&gt; You can use the boxes your ornaments came in, then pack those boxes away in a larger box. You can use divided boxes, such as those from wine stores, and use some padding between each ornament. Or, you can look for boxes specially designed to hold rows of ornaments. (Those may take up more space than necessary if you don't have much on your tree, or if you have tons of ornaments, many of which aren't breakable. Make sure you know how many you have and how many the box will hold.)&lt;br /&gt; &lt;br /&gt;If you don't have original boxes or specially designed ornament boxes, wrap breakables in newspaper or tissue paper (using the stuff that lined all those gift boxes you received helps you recycle) and tuck them inside shoe boxes. Then pack the shoe boxes into a larger box. This method also lets you group your ornaments -- cherished ornaments, goofy ones, homemade ones, etc. -- making it easier to decorate next year. &lt;br /&gt;&lt;br /&gt;(Try office supply, computer, liquor and grocery stores for free, used boxes; or call moving companies or truck-rental places to buy really sturdy ones.) &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Use the tools.&lt;/strong&gt; The plastic spools or holders you can wrap your lights around really help keep them from getting tangled. If you don't want to buy them, use strips of cardboard (about 12 inches wide by 18 inches long -- whatever will fit in your boxes), make little cuts on each side about one inch apart, and wrap your lights around these, hooking the strand in those notches. Use zipper-locking plastic bags to hold the extra bulbs that go with each strand, and twist-tie or tape them to the strand of lights near the plug. Or, if your lights are interchangeable, dig amongst your presents for a small box that can hold all your extra bulbs and even your Christmas light tester if you have one. Do you use a multi-outlet extension post only at Christmas? Go ahead and pack it away with the outdoor lights. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;For gift wrap&lt;/strong&gt;, I like the tall, rectangular organizers -- the ones big enough to hold the supersize rolls. Often, the lid has a compartment for scissors, tape and gift tags. (An under-bed box works, too, but I prefer the organizers that stand up.) I use a separate plastic box for ribbon and bows. I fold up all the gift bags and tuck them inside the largest gift bag. I follow suit with tissue paper, tucking it inside the tissue paper bag, or using a gallon-size plastic bag, or even one of the gift bags. Since I often buy generic gift wrap (silver paper with no decorations, for instance) and can use it for birthday and other gifts, I don't pack my gift wrap away with the decorations. Instead, it's in the corner of a closet for easy access throughout the year. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Pack what you wouldn't expect.&lt;/strong&gt; Remember those holiday-themed tablecloths, bathroom towels and platters? You won't be using them again until next December, so why not free some space in your kitchen and closets and pack them away with your decorations. If you only use the cookie decorator or the red serving dish at Christmas, pack that away, too. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Pack in reverse order.&lt;/strong&gt; Segregate your decorations by use: tree ornaments, outdoor lights, indoor lights, indoor decorations, outdoor decorations. Put those extension outlets on the top of the box so you can test lights before you hang them up. Put your tree skirt on the top of a box of ornaments or indoor decorations since you'll put that down first. (We also have a pad under our tree to avoid water damage, and that goes with the tree skirt on top, since it must go under the tree stand.) If you put tinsel garlands on before ornaments, make sure you haven't buried the garlands at the bottom of the box. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Label the boxes.&lt;/strong&gt; Knowing what's inside a box makes life so much easier and makes decorating that much faster. "Christmas Decorations" is not enough. Be specific (indoor decorations) and, if you're so inclined, follow that description with a list of the things in that box (stocking holders, manger scene, centerpiece, etc.). &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Find a home for the boxes.&lt;/strong&gt; If you're keeping them in a garage or basement, consider the possibility of water damage -- either use plastic bins for storage or keep the boxes off the floor. We slip our boxes into the nook underneath the stairs in our basement. It's an awkward space to access, but we only deal with it once a year. If you've labeled your boxes well, you'll know not to toss the heavy tree stand on top of a box of fragile ornaments. Still, you'll want to keep the "first" boxes in front or on top -- the tree stand and skirt, the outdoor lights -- whatever you always set up first. No need to get out all the boxes at once if you don't decorate all at once. &lt;br /&gt;&lt;br /&gt;Shelving units make storage easier -- assuming your boxes fit on the shelves. Measure your boxes before you buy the shelves (or vice versa). You can purchase hanging shelves for the rafters in your garage, creating instant overhead space for decorations. As a result, they spend money. People eat out more, buy new cars, and….        …they buy new homes.&lt;br /&gt;&lt;br /&gt;Then, for one reason or another, the economy slows down. Companies lay off employees and consumers are more careful about where they spend money, perhaps saving more than usual. As a result, the economy decelerates even further. If it slows enough, we have a recession.&lt;br /&gt;&lt;br /&gt;During such a time, fewer people are buying homes. Even so, some homeowners find themselves in a situation where they must sell. Families grow beyond the capacity of the home, employees get relocated, and some may even find themselves unable to make their mortgage payment - perhaps because of a layoff in the family.&lt;br /&gt;&lt;br /&gt;When the supply of available houses is greater than the supply of buyers, appreciation may slow and prices may even fall, as happened in the early eighties and the early to mid-nineties.&lt;br /&gt;&lt;br /&gt;If you are lucky enough to purchase a home during a slow period, you can be reasonably certain the economy will begin to show strength again. At times, real estate values may even surge drastically. In many regions of the country, this is precisely what occurred in the late eighties and nineties.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Should You Try to "Time the Market"?&lt;br /&gt;&lt;/strong&gt;One problem with attempting to time your purchase to the business cycle is that no one can accurately predict the future. Another challenge is that interest rates are generally higher during a depressed market and income may not be keeping up. For that reason, fewer people can qualify for a home purchase than in more prosperous times.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Why You Should Not Wait&lt;/strong&gt;&lt;br /&gt;Plus, this strategy generally works best for first-time buyers. People who already have a home usually need to sell it in order to buy their next one. If a "move-up" buyer wants to buy a home during a depressed market, that means they usually have to sell one during the slow market, too. If a seller wants to sell his home to take advantage of a "hot" market when prices are fairly high, they generally have to buy their next home during that same hot market.   &lt;strong&gt;It tends to equal out. &lt;/strong&gt;    Finally, the business cycle can change over time. Since 1983, we have had two fairly long expansions with only a slight recession in between each. You would not want to wait nine years to buy a home, would you? There is method to the madness of this shorthand (which is mostly adopted to save money in advertising charges). Here are some abbreviations and the meaning of each, taken from a recent newspaper classified section:&lt;br /&gt;* assum. fin. -- assumable financing     * dk -- deck     * gar -- garage (garden is usually abbreviated "gard")     * expansion pot'l -- may be extra space on the lot, or possibly vertical potential for a top floor or room addition. However, you want to anticipate potential problems so that if something does go wrong, you can cancel the contract without penalty. These are called "contingencies" and you must be sure to include them when you offer to buy a home.&lt;br /&gt;&lt;br /&gt;For example, some "move-up" buyers often agree to purchase a home before selling their previous home. Even if the home is already sold, it is probably a "pending sale" and has not closed. Therefore, you should make closing your own sale a condition of your offer. If you do not include this as a contingency, you may find yourself making two mortgage payments instead of one.&lt;br /&gt;&lt;br /&gt;There are other common contingencies you should include in your offer. Since you probably need a mortgage to buy the home, a condition of your offer should be that you successfully obtain suitable financing. Another condition should be that the property appraises for at least what you agreed to pay for it. During the escrow period you are likely to require certain inspections, and another contingency should be that it pass those inspections.&lt;br /&gt;&lt;br /&gt;Basically, contingencies protect you in case you cannot perform or choose not to perform on a promise to buy a home. If you cancel a contract without having built-in conditions and contingencies, you could find yourself forfeiting your earnest money deposit. There are many other things that are included, too, and you should be aware of them.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Price and Terms of Sale&lt;br /&gt;&lt;/strong&gt;When setting the terms of sale, the main thing you are concerned with is the price. You should have a basic idea of what your home is worth by keeping track of other sales in the neighborhood. Plus, you have probably interviewed a real estate agent and he or she has given you their own ideas. Exercise great care in determining your asking price, making sure not to set it too high or too low.&lt;br /&gt;In addition to the price, you will disclose what personal property, if any, goes with the house when you sell it. Another challenge is that interest rates are generally higher during a depressed market and income may not be keeping up. For that reason, fewer people can qualify for a home purchase than in more prosperous times.&lt;br /&gt;&lt;br /&gt;Why You Should Not Wait&lt;br /&gt;Plus, this strategy generally works best for first-time buyers. People who already have a home usually need to sell it in order to buy their next one. If a "move-up" buyer wants to buy a home during a depressed market, that means they usually have to sell one during the slow market, too. If a seller wants to sell his home to take advantage of a "hot" market when prices are fairly high, they generally have to buy their next home during that same hot market.&lt;br /&gt;It tends to equal out.&lt;br /&gt;&lt;br /&gt;Finally, the business cycle can change over time. Since 1983, we have had two fairly long expansions with only a slight recession in between each. You would not want to wait nine years to buy a home, would you? Some owners have to move.&lt;br /&gt;When most homeowners move, they sell their house. Usually, that's not a problem. For some people nowadays, it is a problem.&lt;br /&gt;Because of the easy financing, rampant speculation, flipping, and sometimes fraud, home values skyrocketed most everywhere. That came to an end recently and values plummeted in some areas. Even when values are stable, sometimes there just isn't enough money in the property to pay off the mortgage, then pay all the selling costs and moving costs.   What happens then?    Default, sometimes bankruptcy, and maybe even foreclosure.    Or a short sale.&lt;br /&gt;A short sale is when the lender agrees to accept a mortgage payoff that doesn't cover the outstanding loan.&lt;br /&gt;Why do lenders accept short sales? Lenders almost always lose money when they foreclose on property. In many cases, they will lose less money through a short sale than they would by foreclosing on the home and selling it as a bank-owned property.      However, there are rules.     The borrower must experience a genuine financial hardship. If this fits, call the lender. Talk to customer service or the collection department and let them know what is going on. That way, knowledge of your hardship is communicated to the lender and becomes a part of their files. Keep your own communication log.    Eventually, you will have to document the hardship and your inability to deal with it financially by disclosing all your assets. Bank statements, stocks, bonds, tax returns, pay stubs -- the lender will want to see everything that may document that you are not hiding assets or income.&lt;br /&gt;The lender will not make a commitment based solely on your hardship. You're also going to have to put your home on the market and sell it.&lt;br /&gt;Once you sell the property, you have to supply additional documentation. When the property is listed, your real estate agent prepares a comparative market analysis. You're going to need that and you will need to supply a copy to the lender, along with your hardship letter, the documents mentioned above, a copy of the purchase agreement, and a "net sheet" showing how much you will net (or lose) from the sale of the home.&lt;br /&gt;It may be that you actually want your real estate agent Steve Cash or some other professional to negotiate with your lender. If so, you need to prepare an authorization letter. That letter includes your name, property address, loan number, your representative's name, the date and your notarized signature. Your agent will know almost all of this and have the proper format.&lt;br /&gt;Then Steve submits it all to your lender and...you wait.&lt;br /&gt;Normally, your lender can't make the decision to accept a short sale on their own. If there is mortgage insurance, they get a say-so. Your mortgage has an investor. The investor gets a say-so.&lt;br /&gt;If the deal "makes sense", they believe your hardship is genuine, and you do not own any other property -- you may get a "yes" decision. Your chances go up markedly if you have someone experienced negotiating for you.&lt;br /&gt;Oh yes. If your lender does forgive part of your debt, there is something you should also know. Debt forgiveness is taxable income.
